SUSTAINABLE BUILDINGS, PROPERTY DEVELOPMENT AND REGENERATION

Titanic Mill
ESD is working with Kirklees Metropolitan Council and Lowry Renaissance, a private developer to develop 130 CO2-neutral residential apartments at a new mixed use development in West Yorkshire. Working as energy consultants on the design team, ESD has produced a carbon assessment of the proposed development, recommend an energy strategy for achieving carbon neutrality and secured some of the finance necessary to implement the project. ESD is now working to establish Mill Energy Services, a ground-breaking small-scale commercial entity that will own and operate the energy assets on behalf of the residents. New Business School, Open University
At the Open University ESD worked with Jestico + Whiles architects to develop a design for the new Business School that could match, if not better, the performance of the Elizabeth Fry building at the University of East Anglia which was the lowest energy non-domestic building investigated in the Probe project. Amongst a range of services, ESD undertook an air-tightness review of the design that led to the building performing significantly better than the design target of 5m3/hr/m2 at 50Pa, which in itself is twice a stringent as the new Part L2 requirement of 10m3/hr/m2 at 50Pa.

Grahame Park, London
Grahame Park is a £450 million redevelopment of 3,400 homes and associated community and leisure facilities in Colindale, Barnet, North London by Choices for Grahame Park. ESD was commissioned to develop an integrated sustainability framework for the whole site, including a strategy for delivering affordable and sustainable energy services to the community. ESD secured £450k capital funding from the Community Energy Programme and is currently negotiating with a number of potential energy service providers to partner with Choices in the establishment of a local Energy Services Company. Planning permission was granted in October 2004. Client: Choices for Grahame Park (Genesis Housing Group / Notting Hill Housing Group)

Stratford City, London
Stratford City is a £4bn mixed use regeneration project in Newham, East London on derelict former railway lands. ESD has been working alongside the design team to develop a sustainable energy strategy that responds to public policy aspirations whilst being technically and commercially viable. This work fed directly into detailed planning negotiations on energy performance of the development. Planning permission was granted in September 2004. Client: Stratford City Development Ltd

New Wembley, London
The £2bn redevelopment of land around the stadium is a flagship project for London and forms an important part of the Olympic 2012 bid. ESD are developing a Site Wide Energy Strategy to fulfil the requirements of the s106 planning agreement with London Borough of Brent. Planning negotiations are ongoing. TRAD site, Tower Hamlets, London
ESD prepared an energy strategy and planning statement for this 479 apartments / commercial mixed use development in Bow, Tower Hamlets, London. The strategy set targets for carbon dioxide emissions and addressed measures for energy efficiency, renewable energy and the generation of energy efficiently. This included the consideration of improved insulation levels, community heating and the use of renewables. Planning negotiations are ongoing. Client: Aitch Group, 2004-05

Suttons Wharf North, London
ESD is preparing a sustainable energy strategy for this 482 apartments / commercial mixed use development in the London Borough of Tower Hamlets. The strategy will set targets for carbon dioxide emissions and address measures for energy efficiency and renewable energy. Planning negotiations are ongoing. Client: Universal Housing Ltd., 2005

Tripcock Point, London E14
ESD is preparing a renewable energy strategy for this £400m regeneration project in the London Borough of Greenwich. It is a mixed-use development project including 2,000 homes, a variety of commercial and retail space (10,000 sq m), a school and hotel. The strategy will address the GLA requirement for 10% on-site renewable energy generation. Client: Tilfen Land, 2005.

Hengrove Park Regeneration, Bristol
ESD is responsible for the sustainable energy strategy for a £200m, 76 hectare mixed use development in Bristol, in collaboration with Arup and Andrew Wright Architects. ESD has evaluated a series of options and developed a business plan for providing community energy service to the entire site. Client: Bristol City Council

ZEN: Zero Emissions Neighbourhoods
ZEN is a European funded project which looks at producing zero emissions neighbourhoods by integrating Renewable Energy Systems and Rational Use of Energy into the neighbourhood. The key to ZEN is the neighbourhood energy plan (NEP) which defines which energy systems can be incorporated into the neighbourhood most effectively. ESD is working with two neighbourhoods: a small section of the London Borough of Sutton (1km2), and the entire metropolitan borough of Kirklees (400km2). Client: London Borough of Sutton.

Maine Road, Manchester
Manchester City FC left the Maine Road site, which it had occupied since 1923, for a new stadium built for the 2003 Commonwealth Games, in SportCity, East Manchester. As part of a Housing Market Renewal Pathfinder for the Salford area of Manchester, the site is to be redeveloped to support the strategic goals of providing more and higher quality housing into this part of Manchester.

The old stadium was demolished in 2004 and the redevelopment - Green City - will start in 2005. ESD is working with Lowry Homes on the scheme which includes 400 homes and the possibility of community buildings. We are involved to ensure that the development achieves good environmental and sustainability standards with a 'very good' EcoHomes rating being the minimum standard for the housing component.
